I want to be fair because this is one of the cheapest options in the area, and expectations matter. The room appeared to have been cleaned, but the property is very worn and still felt grubby. The tub, shower curtain, sink, chair, pillowcases, and most surfaces looked clean. The sheets appeared washed but had stains, and the duvet had old cigarette burns. I did not see any bed bugs or roaches during our stay despite other reviews mentioning them.
There were many signs of age and deferred maintenance: drywall on the ceiling was drooping, the AC buttons were worn completely blank, walls had been repeatedly patched and painted, the tile was old, and there was dust in less-visible areas. The fridge wasn't cold. That said, the AC worked well, the TV and plumbing worked, and the bed was basic but reasonably comfortable.
The biggest issue was that while the room looked superficially clean, it never really felt clean. I wasn't comfortable walking barefoot or putting belongings on many surfaces.
The parking lot was well lit, the exterior looked fairly clean, and I didn't feel particularly unsafe. Overall, it provided a functional room at a very low price, but it's below what I'd consider a typical budget hotel. It did the job for one night, but I personally wouldn't stay again.
