Excellent stay. Cannot fault a thing. Really friendly and attentive staff. Really nice and clean room. Food excellent and all at a very reasonable price. Bed and Breakfast for £50. Can't go wrong!

We chose this property because of proximity to Colchester and Colchester Zoo and ample parking. We stayed in a room with garden view and were not disturbed by noise from the road. Room was spacious and breakfast was cooked to order and delicious. Included were cereals, yoghurt, fruit juice and hot drinks.

What a great little hotel; the staff was super friendly and very helpful. The food was great, with generous portions. Breakfast was great both days I stayed. Great little rooms just outside the main public area but nicely positioned. The room was very comfortable and had a good working shower. Which overlook the fields to the rear of the property. Can definitely recommend a stay; the car park is at the rear and front of the property, A+

Enjoyed our stay at The Kings Arms, our room had everything we needed. Good food served for dinner and breakfast and for the price paid we thought this was excellent value for money. The only negative and why I didn’t put excellent for our stay was a door banging all night (our room was next to the entrance and door was kept open all night) so it disturbed my sleep otherwise a lovely stay and we will be back (and bonus of being dog friendly) 😃.

The rooms were perfectly clean and a decent size, the air conditioning rooms are just perfect for this heat wave. Breakfast is cooked to order and will do almost anything. Perfect stay will definitely return

Big car park. Room was decorated and furnished very tastefully. Very clean and comfortable. Breakfast was really good. The only negative for this hotel is its proximity to the A120. If you are a light sleeper you can count all the trucks going past at 50mph all through the night. Not the fault of the hotel, but the state of the traffic in the UK.

Out 3rd time staying here. Stayed in room 8 this time and it was beautiful. Plenty of parking, the staff go above and beyond. There were no coffee sachets in room so she gave me a big cup of instant coffee granules. Very peaceful. There was a bird of prey show in the field out the back. Breakfast in the morning was lovely. Full English and coffee went down a treat

Very nice b and b room with ample parking and ideal location for where we needed to be. Good was excellent especially the full cooked breakfast. The staff were polite and helpful. My only negative was that the tables in the restaurant side could have been cleaned, they were a bit crumby and could have done with a wipe over. But apart from that a very pleasant one night stay.

Everything good apart from a ridiculously long wait for breakfast. Unsure why, when the breakfast room is virtually empty, it takes 35-45 minutes to serve scrambled eggs and smoked salmon? Shame as such great accommodation but breakfast service really needs urgent attention.

Really good staff but I got out in room 1. Very very small, the boiler for the whole building was literally in my room and very noisy. Room faced onto the main road which was about 4 meters away so noise of traffic going past all night. Shower was absolutely tiny to the point I could barely fit in it. No eardrop just a rail that was placed across the room. Really not adequate unless you need to find somewhere to stay desperately.

The double bed matress was really bad, probably the worst I have slept in. It has lots of potential but missed the mark on a few things. We had a double room but only 1 cup was in the room and 1 coat hanger. It had a mini fridge but wasn't working. It did have air con. Breakfast could be extended until at least 10.30 as a couple when we were there arrived at 10am to be told breakfast had finished. So as an urgent task replace all mattresses or at least Room 8

The room was spacious and very clean and had an open view from the window. Only one small problem was the bathroom had a bit of a smell that lessoned over the stay. Overall it was very good.

Really nice rooms which had been recently modernised but would have been nice to have coffee/tea facilities and a bottle of water in the room. Trying to sleep was difficult as the traffic noise from the road was constant and loud all through the night resulting in bad nights sleep. Breakfast was very tasty and a good choice was available however the coffee was terrible. Wasn't too sure why the lady serving breakfast was wearing a coat which gave the wrong impression
