I've stayed at this hotel for the third consecutive year. The neighborhood is one of its biggest strengths: a slightly rough but up-and-coming residential area with plenty of good restaurants and cafés, close to the metro, and, in my opinion, much more enjoyable than staying in Athens' touristy city center.
Unfortunately, I feel the hotel has gradually gone downmarket over the years. The design remains attractive and is one of the reasons I keep coming back, but what once felt like a small boutique hotel now feels more like an "rental platform" apartment building. There is no staff presence anymore, guests pass through multiple ttcode-protected doors, room keys are collected from a lockbox, and soaps are provided through generic wall dispensers. The whole experience has become totally more impersonal.
This low-cost approach has not been reflected in the room rates, which remain relatively high.
Another issue is the main entrance door, which closes with a very loud "bang" every time someone enters or leaves. Rooms facing the street can also be affected by traffic and nightlife noise, especially on weekends.
Overall, I still love the neighborhood and appreciate the design, but I am increasingly disappointed compared to my previous stays.
