This was the third location I stayed at out of 4 during my 16 day trip to Japan and I absolutely have no complaints.
Hotel rooms are mostly going to be small so I've already accepted that.
The staff greeted us every time we entered and left the hotel. The breakfast that was included was the best hotel breakfast we had during our whole trip.
There are a total of 2 washers and dryers right next to the elevators in the lobby. The lobby also provides you with all the hotel amenities you might want or need to bring up to your hotel room such as tooth brushes and creams etc...
The staff does not make/clean your room every night but does provide a dirty towel bag for you to leave out and they'll swap towels for you everyday, you can also leave your trash bins next to the door if they're full and they'll take care of it. If you stay longer than 3 days then they'll make/clean your room on the third day.
The hotel was conveniently about a 5 minute walk from the station, there is a book store on the left side of the road from the station that does have R rated mags out in the open for any parents worried about that, so I'd recommend crossing the street as soon as you get out of the station if you want to avoid.
But overall, if I had to nitpick, it would be the noise. Personally, it didn't bother me. You are choosing to stay right next to Shinsekai and it gets lively at night. There is a lot of food and izakayas there so you might as well join in on the fun!
