We paid $124 for the night for a small, somewhat shabby, basement (downstairs) room with a king sized bed. When we stepped inside the room, there was a concrete step in the doorway which my wife tripped on.
Normally, I would expect a room of this quality to cost $75-80.
The bed was comfortable enough. The air conditioning / heater worked extremely well. The linens and towels were clean. And the bathroom toilet, sink, shower and tub were also clean.
The rest of the room was not very clean, but it was ok for the night. I moved the light on the desk and had to wipe it and the underside of the lamp down where both were damp and dusty. I had to wipe up a little bit of water that I spilled on the floor in front of the bed and my paper towel was filthy. Fortunately, the floor was not carpeted. The coffee maker was not washed so we didn't make any there, but the mini fridge was acceptable.
We could hear the people upstairs doing normal stuff like walking and moving luggage around and could hear their TV. But I was so exhausted, I slept well.
